What We Offer
Four Remote Engagements. Real Findings.
Each service is a discrete, scoped project with a clear deliverable — not a retainer or an open-ended service agreement.
Remote BAS Audit
Understand your system before you invest in it.
A structured remote review of your building automation system — controls architecture, programming logic, setpoints, schedules, and energy data — without requiring a site visit. We request remote access credentials and interval energy data, then produce a written findings report with prioritized recommendations.
Written audit report with findings, priority rankings, and estimated savings potential.
Buildings exploring a controls upgrade, new property managers inheriting a system, or owners preparing for a capital planning cycle.
Fault Detection & Diagnostics Review
Find what the BAS is missing.
We connect to your existing BAS and run a systematic fault detection pass across your HVAC, controls, and building systems — identifying stuck actuators, sensor drift, simultaneous heating and cooling, economizer failures, and scheduling conflicts that drive up energy costs. Delivered as a one-time review or recurring monthly service.
Fault report with each finding documented, root-cause analysis, and recommended corrective actions — ranked by energy and comfort impact.
Buildings where energy bills are creeping up, occupant comfort complaints are recurring, or equipment is running harder than it should.
Remote Retro-Commissioning
Your BAS was set up once. Has anyone touched it since?
Most building automation systems are commissioned once and never revisited. Sequences drift. Setpoints get overridden. Schedules fall out of sync with occupancy. Our remote retro-commissioning service reviews your existing programming, identifies deviations from design intent, and — with remote access — re-optimizes control sequences, setpoints, and schedules without a site visit.
Sequence-of-operations review, documented changes made, before/after comparison for key parameters, and energy savings estimate.
Buildings with BAS systems 3–15 years old, post-tenant-change reconfigurations, or systems that have drifted into manual overrides.
Virtual BAS Health Check
A scorecard for your building's brain.
A lighter-weight, one-time assessment designed for buildings that want to understand the state of their controls without committing to a full audit. We review your BAS remotely — checking controller health, alarm history, major control loops, and system logs — and deliver a health scorecard with a plain-English summary of what's working, what's degraded, and what needs attention.
One-page health scorecard with pass/watch/fail ratings across key system areas, plus a short written summary with recommended next steps.
Pre-sale due diligence, incoming property managers, or owners who want a periodic check-in without a service contract.
Who It's For
Right-Sized Expertise for the Right Situation.
Not every building needs a full controls project. But most buildings benefit from an expert review.
Smaller Buildings
Expert attention, right-sized engagement.
Buildings under 50,000 sq ft often can't justify a full BAS project — but they still deserve expert review. Remote engagements bring 30 years of BAS experience to your building at a scale that makes sense.
Buildings with Existing BAS
Your system is underperforming. Let's find out why.
If your BAS is 5+ years old and nobody has reviewed the programming since installation, there are almost certainly energy and comfort savings sitting in the code. Remote review surfaces them fast.
Pre-Upgrade Due Diligence
Know before you spend.
Before investing in a major controls upgrade, a remote audit gives you a clear picture of your starting point — what's salvageable, what needs replacement, and where the biggest ROI is.
Property Transitions
Inherited a building. Inherited its problems.
New property managers and owners often inherit BAS systems with no documentation and no tribal knowledge of how they were configured. A remote health check provides immediate clarity.
How It Works
From Kickoff to Report in Days, Not Months.
Remote engagements are faster and simpler than full BAS projects. Once we have remote access credentials and any relevant interval energy data, we can get to work immediately — no scheduling, no site mobilization.
We work with Niagara, Tridium, Siemens, Andover, Distech, and most major platforms.
Available from your utility or BMS. 15-minute or hourly granularity preferred.
Square footage, occupancy schedule, and a brief description of any known issues.
Not required to be present — just available for a quick call if questions arise during the review.
Security note: We use read-only access where possible and follow strict credential handling protocols. All access is logged and revoked at project completion.
Most Remote Audits Surface a Controls Upgrade Opportunity
Remote reviews frequently reveal that a full retro-commissioning or controls upgrade would pay back in under 2 years — and qualify for PSEG Long Island or NYSERDA rebates. We help you build the business case.
Rebate Programs Require Engineering Documentation
PSEG Long Island and NYSERDA rebate applications require projected kWh savings and supporting calculations. Our remote audit produces the documentation you'll need to apply.
Remote Findings Often Resolve Without a Site Visit
A significant portion of BAS issues — scheduling errors, bad setpoints, unconfigured demand control — can be corrected remotely once identified. Many clients see improvements before our report is even finalized.
